EVP & COO
Greg Shron is the Chief Operating Officer (COO) of Center Creek Homes and Center Creek Capital Group. Greg joined forces with Dan Magder at Center Creek after a long and rewarding stint as a senior executive at EYA, the leading infill residential developer in the Washington, DC metro region. Early in his career, Greg also worked as studio director for a boutique residential architecture firm in Northern Virginia.
Greg manages the Center Creek Homes team out of the company’s office in the Church Hill neighborhood of Richmond, VA. Center Creek Homes is one of the City of Richmond’s leading homebuilders, acquiring and improving for-sale property in the urban area, with infill projects across the entire price spectrum, from entry-level to luxury.
At Center Creek Capital Group, Greg leads the operations group in direct oversight of the firm’s affordable single-family rental assets, bringing “inside” knowledge of construction materials, processes and workflows to the SFR space.
With over 25 years of experience in residential and mixed-use design, construction and project management, as well as expertise in affordable/mixed-income housing, construction costs and practices, risk mitigation and regulatory approvals, Greg has played a key role in the development of 4,000+ units in over 25 communities. Greg is a registered architect in Maryland and Virginia and a member of the American Institute of Architects. He holds Bachelor of Science and Bachelor of Architecture degrees from McGill University, and a LEED AP Homes designation from the US Green Building Council.
Billing and Operations Specialist
Gaten Cancino is the Accounts Payable and Accounts Receivable Specialist for Center Creek Builders. He is responsible for various accounting tasks and handles day to day administrative work as needed. Gaten has previously worked for numerous museums, an office supply company, as well as his local city hall.
Gaten lives in Hopewell, VA, enjoys building miniatures and is attempting to write a book. He is an Eagle Scout, holds a BA in History from James Madison University, and will be completing his AAS in Accounting from John Tyler Community College.
CEO
Dan Magder is the Founder and Managing Partner of Center Creek Capital Group and CEO of Center Creek Homes. Center Creek Homes is our approach to creating high quality, livable homes at a broad range of price points that provide options for homeowners and make a positive impact on the broader community.
Previously, Dan was a Director of Investments for Lone Star Funds, a $70B private equity fund specializing in distressed debt, where he sourced assets through partnerships with government agencies including Treasury, the Federal Reserve, the GSEs and HUD. He was also a Managing Director of Carrington Holdings – a leading non-bank lender and specialty servicer and a Director of Corporate Development at Capital One, where his deals include the $14B acquisition of North Fork Bank.
He has spoken at the White House National Economic Council, Harvard Business School, George Washington University School of Business and numerous industry conferences. He has published research papers through the Urban Institute as well, and the Peterson Institute for International Economics. Dan has a BA in Ethics, Politics & Economics from Yale and an MBA in Finance from the Wharton School of Business. He lives in Washington DC with his wife, son and daughter, and spends his free time driving his kids to hockey and dance lessons.
Pre-Construction Manager
Chris Barnhardt is the Pre-Construction Manager for all Center Creek Homes projects and has helped deliver 50+ homes in the Richmond area. Chris has 10 years of in-depth construction experience as a former estimator, and a former project manager. As a commercial roofing estimator, Chris worked for Baker Roofing Company in Raleigh, NC and he worked as a project manager for ARCO Design/Build, a large commercial and industrial general contractor out of Atlanta, GA.
Chris has a Bachelor of Science in Construction Management from East Carolina University, and a LEED GA designation from the US Green Building Council. He enjoys exploring the trails and parks along the James River with his wife and dog.
Customer Experience and Operations Manager
Erika Seay is the Customer Experience and Operations Manager for Center Creek Homes, responsible for managing and overseeing all property acquisition and sales transactions, the submission and tracking of construction loans and draw schedules, as well as many other back office administrative functions.
Erika gained her office administration experience working for her family’s landscaping company, learning that in small business, you wear many hats and your job description is ever changing.
Erika has a Bachelor of Science in Environmental Science from Virginia Tech. Go Hokies! She lives in Moseley, VA with her husband, son, daughter, two dogs and two cats. If she is not at a soccer field, you can find her at a swim meet, or driving her kids to one of the two.
Principal
Nate Van Epp is a Principal of Center Creek Homes. He brings over twenty years of progressive and broad-based experience in acquiring, designing, entitling, and constructing single-family and mixed-use projects.
Previously, Nate was Vice President for the Palmetto Bluff Company, where he ran a platform consisting of eight custom homebuilders and was part of the executive team that oversaw strategy, sales, operations, and financial management of a 20,000-acre resort/residential community. He has also served in leadership roles at other single-family homebuilders, at Eagle / Markel|Eagle Partners, and at Newland Communities (formerly, the nation’s largest private developer of master planned communities).
Nate has a BA from the University of Virginia and an MBA from the Darden Graduate School of Business. He is active in the Urban Land Institute, where he has served on national product councils and as the Co-Founder of the Young Leaders Group for the Washington, DC District Council. Nate is excited to return to Richmond with his wife and three boys and to serve the mission of Center Creek Homes and the larger community.
Social Impact Programs Manager
Monique Davis is Center Creek’s Manager of Social Impact Programs, focusing on the overall resident experience. She is responsible for our resident services offerings including Pathway to Homeownership, financial literacy training, and Center Creek Internet Connections, working one-on-one with our residents to tailor the services to meet their needs. She also coordinates with our non-profit and foundation partners to coordinate programs and deliver services. She was formerly a Case Manager for the YWCA on anti-violence programs, and also served as a Victim Advocate at the National Center for Victims of Crime.
Ms. Davis has a Bachelor of Science in Psychology, Coppin State and a Masters in HR Management from the University of Maryland.
Regional Operations Manager
A.K. McConaghy is responsible for overseeing the firm’s single-family portfolio across the southeast. She oversees on-the-ground renovation work, turnover, and leasing operations by our vendors. She trains the local teams on the Center Creek renovation standard and manages quality control (QC) on rent-ready properties. She also manages the renovation scoping process for acquisitions. A.K. was formerly Director of Operations for a private equity firm conducting new construction of single-family homes; she was previously spent seven years Managing Director of Assets and Acquisition at a private equity firm focusing on acquiring distressed assets both in the multifamily and commercial sector.
Ms. McConaghy attended FIU in Miami, Fl and earned a B.A. in Early Childhood Education. She lives in Jacksonville, Florida with her husband and two children, and spends her spare time cooking up intricate Cuban dishes.
Portfolio Director
Megan McNulty is Director of Portfolio Management for the Center Creek Housing Funds. In this role she is responsible for overseeing deployment strategy and the acquisitions team, as well as managing the performance of the individual houses and portfolio as a whole. Megan has worked in real estate investing for nine years, including the last four directly in Single Family Rental investments. She was most recently the Vice President of Investments at The Promise Home, where she managed acquisitions and asset management. Prior to that she was a Portfolio Manager in private banking at Merrill Lynch and a sell-side Real Estate Equity Analyst at Compass Point Research & Trading.
Megan has a Bachelor of Arts in Economics from University of Virginia, and is a Chartered Financial Analyst. She lives in Northern Virginia with her husband, daughter, and two dogs.
Design and Development Community Advisor
Elihu Rubin is Associate Professor of Architecture, Urbanism, and American Studies at Yale. He received a doctorate in architecture and a master’s in city planning from the University of California, Berkeley, and a bachelor of arts from Yale. His first book, Insuring the City: The Prudential Center and the Postwar Urban Landscape (Yale Univ. Press, 2012) was awarded the Kenneth T. Jackson Prize from the Urban History Association and the Lewis Mumford Award from the Society of American City & Regional Planning History. Mr. Rubin’s work focuses on the making and meaning of the built environment; architectural preservation and the politics of “heritage planning.” An enthusiastic lecturer, Elihu has also made documentary videos relating to urban history, the politics of public spaces, urban redevelopment, architectural modernism, and street life.
Construction Superintendent
Sean Epps is a Construction Superintendent for Center Creek Builders. He is responsible for managing the day-to-day operations of single-family homes under construction. He has worked in the construction industry for 30 years.
Sean grew up in Henrico County, graduating from Hermitage High and Hermitage Tech Center. He spent several years at Old Dominion University, eventually finding his way to the construction industry where he has remained ever since. Sean has built many strong relationships within the industry and has worked in several cities during his tenure, building homes under the multifamily umbrella in the Raleigh/Durham Triangle area, Southwest VA, as well as Tidewater VA.
Designer
Caroline Eddy is Center Creek’s resident Designer and draftswoman extraordinaire, responsible for architectural drawings, renderings, and the company’s finish program. Caroline is originally from Pennsylvania and first moved to Richmond for the first professional Interior Environments grad program at VCU. She’s previously worked as a museum educator, and in commercial design of workplace, multi-family, and higher education project types.
Caroline shares her house with two giant dogs and a formidable collection of house plants. In her spare time, Caroline makes pottery, bakes, and works on her suburban homestead.
Construction Superintendent
Mo Karnage is a Construction Superintendent for Center Creek Builders. Mo grew up in Hanover County and has been doing construction work from well before an age that OSHA recommends children start. Mo worked for several contractors in the historic restoration field, eventually founding their own company specializing in historic windows. Over the years, Mo has worked on many historic homes and buildings in the Richmond area. Mo is a Virginia Class A licensed contractor and a big construction nerd. Mo combined their passion for social justice with their passion for construction by working for Richmond Habitat for Humanity for several years, helping build affordable housing in the Richmond area.
Mo lives in Louisa County with their kiddo and friends, and spends their free time swimming in the river, writing haiku, and cooking vegan snacks.
Center Creek Builder General Manager
Scott Gouldman is the General Manager of Center Creek Builders. He is responsible for managing the company’s construction team. He has worked in the construction industry for over 45 years; building everything from starter homes to $1 million plus custom residences. In addition, he has run construction projects for several large developers in the Richmond area.
Scott earned a Bachelor of Science in Business from Liberty University and lives in Chesterfield County with his wife.
Superintendent
Adam has a master’s degree in architecture with 15 years of construction experience, five in the commercial setting and ten in the residential setting.
Accountant & Office Manager
Debra Perretti is a professional accountant and business manager with over 30 years of experience in a variety of industries including interior design, floral, landscaping, legal and real estate.
Prior to joining Center Creek Homes, Debra spent many years as a senior manager with Sheridan Interiors, a leading design firm in Wilton CT.
Debra specializes in helping businesses achieve their financial goals.
Debra holds BA in Business Administration from Iona College and an advanced degree from New York University.

Financial Analyst
Yasmine Dessouky serves as a Financial Analyst of Center Creek Homes. Yasmine previously served as a Fixed Income Analyst at Earnest Partners, as well as a Private Equity Analyst at EFG Hermes. Yasmine has a Bachelor of Arts in Economics and Middle Eastern Studies from the University of Virginia.
CFO
Mike Schiavo has over 30 years of experience in the venture capital and private equity sector, working with companies that include TA Associates, Advent International, MVP Ventures, Parthenon Capital and Kodiak Venture Partners.
He also founded CFO Consulting Services, providing services to a number of private equity and venture capital firms.
Mike has extensive experience administering funds, structuring partnerships, raising capital, term sheet negotiation and partnership tax return preparation. He holds a MS in Taxation from Bentley University, a Masters in Business Administration from Suffolk University and a Bachelor of Business Administration in Accounting from Siena College.
He is an Enrolled Agent, admitted to practice before the Internal Revenue Service. He is a past member of a number of Boards of Directors including Boston Private Bank & Trust Company and KVH Industries (NASDAQ: KVHI). Mike has been a frequent speaker and panelist at industry conferences and is a former adjunct professor at Bentley University.
